Buyers
If you found the perfect home tonight, what would you do? Would you buy it? If the answer is “No” then now is not the time to begin looking for a home.
Why is that? Because if you found a home that you would like to make an offer on, and you are not yet ready to make an offer, all you accomplish is wasting your time and becoming frustrated because you’ll end up losing the home that you wanted. That’s why you want to start looking only when you know you’re ready to make a purchase.
There are several steps to consider before you’re actually ready to buy:
1. Meet With A Realtor. There is a lot more to purchasing a new home than most home buyers think. So when you’ve decided that you want to buy a home, it’s important that you first consult with a Realtor.
Working with a professional Realtor can help you better identify the home that you are looking for, understand what’s going on in the market, discuss options that are available to you, and help arrange financing. Your Realtor is your professional guide through the complexities of buying a new home.
2. Get Your Financing In Order. Most people think that they should look for financing after they find a home that they would like to purchase. This is actually backwards because you won’t even know what price range you’re qualified for until you get a loan pre-approval. Not to mention, sellers won’t even look at your offer unless you can show the funding to back it.
During the approval process, your loan officer will go over the different financing options available to you, the costs involved with buying a home, and prepare a “Net Sheet” to show you an estimate of those costs and your expected total monthly payment.
3. Search for Your New Home. Once you have a professional Realtor as your guide and your financing is in order, now is the time to begin looking at homes. Your Realtor will be able to narrow your search by identifying the best properties available to you on the market, scheduling appointments to view them, and draft an effective purchase offer once you find your new home.
NOW you’re ready to BUY A HOME!
After you have identified a property you would like to make an offer on, your Realtor will assist you in writing an offer and act as a liaison between you and the seller. Once your offer is accepted, your Realtor will work very hard to ensure that escrow runs smoothly.
